Flood Insurance Requirements

It is not legally required to obtain flood insurance. However, you may run across a lender that requires you to get it. For example, if you purchased a home in a high flood risk zone, you may be required to obtain insurance from your lender.

Flood Insurance Coverage

If you purchase flood insurance, the things you value the most will remain protected. There are two types of coverage offered-building coverage and content coverage which will work to protect your belongings and home.

Building coverage protects the following:

• Water heaters and furnaces
• Plumbing systems and electrical
• Cooking stoves, refrigerators, and built-in appliances
• Carpeting that is permanently installed
• Window blinds
• Anchorage systems, staircases, and foundation walls
• Detached garages
• Well water tanks and pumps, solar energy equipment, and fuel tanks

Contents coverage will protect the following:

• Curtains
• Washer and dryer
• Personal items, including electronics, furniture, and clothing
• Portable and window AC units
• Microwave oven
• Valuables including original furs and artwork
• Carpets not included in building contents coverage, such as carpets installed over wood floors.

The following is not covered by flood insurance:

• Personal property kept in basements
• Financial losses resulting from business interruption
• Cars and most self-propelled vehicles, including their parts
• Temporary housing and additional living expenses that you have incurred while the building is being repaired
